Equity Residential was incorporated in 1993 and is based in Chicago, completing its IPO on August 11, 1993. It owns, develops, and operates high-quality apartment communities and collects rent from residents. As of year-end 2025 the company owned and managed 312 rental properties comprising 85,190 apartment units, concentrated in coastal markets such as Boston, New York, Washington D.C., Seattle, San Francisco, and Southern California, with a targeted presence in the higher-growth metros of Atlanta, Austin, Dallas, and Denver. Rental revenue rose from $2.464 billion in 2021 to $3.094 billion in 2025, with total NOI of $2.079 billion in 2025, and the company employs about 2,400 people and is a member of the S&P 500. In recent years management has rotated the portfolio by selling lower-return or older assets and acquiring younger or expansion-market properties: in 2025 it disposed of roughly $1.11 billion of properties and acquired about $637 million of apartment assets, while repurchasing 4.527 million shares. On May 21, 2026, AvalonBay Communities and Equity Residential announced an all-stock merger of equals, subject to shareholder approval and expected to close in the second half of 2026, aimed at forming a platform with an enterprise value of about $69 billion managing more than 180,000 rental homes.

Equity Residential operates in the U.S. apartment rental industry, a mature, capital-intensive sector with strong local cyclicality, and has long ranked among the top U.S. apartment owners in the NMHC rankings. Relative to peers, its portfolio is weighted away from the most crowded Sunbelt markets and toward supply-constrained coastal-core markets where homeownership is harder to attain, and its residents had an average household income of about $177,000 as disclosed in its March 2026 investor presentation. Its principal comparable competitors are AvalonBay, Essex, UDR, Camden, and MAA; by scale and asset positioning AvalonBay is the closest peer, Essex is more comparable on the West Coast, and Camden and MAA carry greater Sunbelt exposure. The sources of its competitive position include the scarcity of locations and the zoning, permitting, and land constraints that form natural entry barriers in core coastal markets such as New York, San Francisco, Southern California, Boston, and Washington D.C., together with a large cross-market operating platform, A-grade credit and cross-cycle financing capacity, and self-managed digital leasing operations. With 92.2% of debt at fixed rates, a weighted-average maturity of 8.0 years, and net debt to normalized EBITDAre of 4.4x, its balance sheet is more conservative than many higher-leverage property companies.
