AvalonBay Communities, Inc., a member of S&P 500, is an equity REIT. The firm develops, redevelops, acquires and manages apartment communities in leading metropolitan areas in Boston, Massachusetts, the New York/New Jersey Metro area, the Mid-Atlantic, Seattle, Washington, and Northern and Southern California, as well as in the Company's expansion regions of Raleigh-Durham and Charlotte, North Carolina, Southeast Florida, Dallas and Austin, Texas, and Denver, Colorado. As of March 31, 2026, the Company owned or held a direct or indirect ownership interest in 319 apartment communities containing 98,271 apartment homes in 11 states and the District of Columbia, of which 25 communities were under development and one community was under redevelopment. AvalonBay Communities, Inc. was incorporated in 1978 in Maryland and is based in Arlington, Virginia.

As of December 31, 2025, it owned or held a direct or indirect interest in 320 communities containing 98,694 apartment homes across 11 states and the District of Columbia, of which 24 were under development; by the end of the first quarter of 2026 the portfolio stood at 319 communities and 98,271 apartments, including 290 operating communities and 29 development projects. During 2025 the company actively rotated capital, selling 9 communities for 811.68 million dollars, acquiring 12 communities for 826.03 million dollars, and starting new development with a total capitalized cost of 1.636 billion dollars. On May 21, 2026, AvalonBay announced an all-stock merger of equals with Equity Residential, under which AvalonBay shareholders would receive 2.793 EQR shares per AvalonBay share.

Revenue is concentrated in residential rent from a large, diversified resident base rather than a few major tenants, with leases generally running one year or shorter; in the first quarter of 2026 rental and other income was 768.4 million dollars while management, development and other fees were only about 1.833 million dollars. Comparable public apartment REITs include EQR, MAA, ESS, UDR and CPT; per company and FactSet figures cited in the merger materials, AvalonBay held roughly 98,000 apartments versus about 85,000 for EQR, 103,000 for MAA, and 64,000, 63,000 and 59,000 for ESS, UDR and CPT respectively, and the combined AvalonBay-EQR platform would hold roughly 183,000 apartments. AvalonBay's enterprise value was about 35 billion dollars. Its competitive position rests on regional density, supply-constrained Established Regions where new supply in 2026 was expected to equal only about 80 basis points of stock, an operating and development platform, scale procurement and standardized construction, and brands such as Avalon, AVA and eaves; the proposed merger would concentrate roughly 95% of combined NOI in overlapping regions.
