Posição no setor
Healthpeak Properties is a U.S. healthcare REIT focused on real estate for healthcare discovery and delivery, with a diversified portfolio across three core asset classes: outpatient medical, lab (life science), and continuing care retirement community (CCRC) real estate, with the CCRC segment operated through RIDEA structures. By 2026 its core narrative had converged on the Outpatient Medical and Lab asset classes. Its customers are institutional tenants rather than consumers, primarily hospital systems, physician and outpatient groups, life science companies, and research institutions, and revenue is driven mainly by rental and related income plus resident fees and services and interest income and other. In the first quarter of 2026, revenue comprised rental and related income of $538.4 million, resident fees and services of $200.3 million, and interest income and other of $14.2 million. The company describes itself as a leading owner, operator, and developer focused on markets with scale, deep relationships, and long-term advantages. Its competitive barriers derive from asset location, cluster scarcity of specialized lab assets in core life-science clusters such as South San Francisco, San Diego, and Boston, tenant relationships tied to large health systems near main hospital campuses, development and operating capability, financing cost, and scale; replicating high-quality lab campuses requires substantial capital and lengthy leasing, build-out, and tenant qualification cycles. Comparable healthcare REIT peers referenced include Welltower (WELL), Ventas (VTR), Alexandria Real Estate (ARE), and Healthcare Realty (HR).
