MAA is a multifamily apartment REIT focused on the U.S. Sun Belt, where it self-manages and self-operates more than 100,000 apartment units across 16 states and Washington, D.C. Its largest markets include Atlanta, Dallas, Austin and Charlotte; as of the first quarter of 2026 Atlanta was its largest Same Store NOI contributor at 12.2% and Dallas accounted for 9.4%. The company competes against other public residential REITs including Camden, Equity Residential, Essex, UDR and AvalonBay, as well as numerous private owners and local operators. Its competitive advantages derive from a scaled, self-operated platform that creates efficiencies in procurement, regional operations, revenue management, renovation and capital-markets financing, together with accumulated data, pricing and renovation experience relative to smaller owners; in 2025 MAA renovated 5,995 kitchens and bathrooms at an average cost of $6,080 per unit and achieved average rent growth 7.0% higher than comparable un-renovated units. The residential REIT industry is seeing rising consolidation among leading platforms: in May 2026 AvalonBay and Equity Residential announced a merger that would create a combined entity with an enterprise value of $69 billion and more than 180,000 apartment units.
