Mid-America Apartment Communities, Inc. (MAA) is a self-administered real estate investment trust and a member of the S&P 500. It was incorporated in 1977 in Tennessee and is headquartered in Germantown, United States, and went public on January 28, 1994. MAA owns, operates, acquires and selectively develops apartment communities primarily across the Southeast, Southwest and Mid-Atlantic (Sun Belt) regions of the U.S. By the end of 2025 the company owned and operated 293 apartment communities, held an interest in one joint-venture project and had 8 development projects under construction, with assets spread across 16 states and Washington, D.C.; as of the first quarter of 2026 its total ownership interests covered 104,629 apartment units. The business has grown steadily over time, with rental and other property revenues rising from $1.678 billion in 2020 to $2.209 billion in 2025 (a roughly 5%-6% five-year compound rate), while the company employs about 2,507 people. In a long-planned succession, Brad Hill became CEO on April 1, 2025 and founder H. Eric Bolton, Jr. transitioned to Executive Chairman. In the fourth quarter of 2025 MAA issued $400 million of 7-year unsecured senior notes at a 4.650% coupon and expanded its unsecured revolving credit facility to $1.5 billion with maturity extended to January 2030.

Its largest markets include Atlanta, Dallas, Austin and Charlotte; as of the first quarter of 2026 Atlanta was its largest Same Store NOI contributor at 12.2% and Dallas accounted for 9.4%. The company competes against other public residential REITs including Camden, Equity Residential, Essex, UDR and AvalonBay, as well as numerous private owners and local operators. Its competitive advantages derive from a scaled, self-operated platform that creates efficiencies in procurement, regional operations, revenue management, renovation and capital-markets financing, together with accumulated data, pricing and renovation experience relative to smaller owners; in 2025 MAA renovated 5,995 kitchens and bathrooms at an average cost of $6,080 per unit and achieved average rent growth 7.0% higher than comparable un-renovated units. The residential REIT industry is seeing rising consolidation among leading platforms: in May 2026 AvalonBay and Equity Residential announced a merger that would create a combined entity with an enterprise value of $69 billion and more than 180,000 apartment units.
