It completed its initial public offering on October 18, 1994, listing on the New York Stock Exchange. Known as "The Monthly Dividend Company," it has declared 671 consecutive monthly dividends since its founding and is a member of the S&P 500 Dividend Aristocrats index, having increased its dividend for over 31 consecutive years. Growth has come heavily through M&A, including the Spirit Realty consolidation and the earlier VEREIT integration, with shares outstanding rising from 660.3 million at the end of 2022 to 934.0 million at the end of 2025, an increase of roughly 41%.

The company holds Moody's A3 / S&P A- credit ratings, and its competitors include listed net-lease REITs such as NNN REIT, Agree Realty and W. P. Carey, as well as private funds, insurance capital, 1031 exchange buyers and large institutional capital.
