Положение в отрасли
CoStar Group operates in the Real Estate Services industry, providing information, analytics, and online marketplace services to real estate communities across the United States, Australia, Canada, Europe, the Asia Pacific, and Latin America. In commercial real estate it has been the strongest data and online-marketplace platform in the U.S. since 1987, supported by what its early public filings described as the most comprehensive commercial real estate database and the largest commercial real estate research department in the industry. Its model is subscription-based, with most contracts running at least one year and auto-renewing; subscriptions were about 93% of 2025 revenue and about 90% in the first quarter of 2026, and the disclosed 12-month renewal rate was about 89% across 2023-2025 and the first quarter of 2026. Switching costs come from fixed monthly fees, annual auto-renewing contracts, and the embedding of CoStar data and research tools into customer workflows, while LoopNet, Apartments.com, and Homes.com carry two-sided network effects. In U.S. residential portals Homes.com is still a challenger: it reported about 35,000 members in the first quarter of 2026 (up more than 200% year over year), and CoStar's full site network drew about 131 million average monthly unique visitors that quarter, compared with Zillow at roughly 221 million average monthly unique users in 2024 and Realtor.com operator Move at about 62 million monthly active users and roughly 241 million average monthly visits as disclosed by News Corp for the second quarter of its 2026 fiscal year.
