Extra Space Storage Inc., headquartered in Salt Lake City, Utah, is a self-administered and self-managed REIT and a member of the S&P 500. As of March 31, 2026, the Company owned and/or operated 4,344 self-storage stores in 42 states and Washington, D.C. The Company's stores comprise approximately 3.0 million units and approximately 335.6 million square feet of rentable space operating under the Extra Space brand. The Company offers customers a wide selection of conveniently located and secure storage units across the country, including boat storage, RV storage, and business storage. It is the largest operator of self-storage properties in the United States. Extra Space Storage Inc. was incorporated in 1977 in Maryland, USA.

The self-administered and self-managed REIT completed its IPO on August 12, 2004, and is a member of the S&P 500. A defining step in its expansion was the 2023 Life Storage merger, which drove a major jump in scale: common shares outstanding rose from about 133.9 million at the end of 2022 to roughly 211.3 million at the end of 2023, reflecting stock and OP units issued in the deal. Total revenue grew from $1.577 billion in 2021 to $3.378 billion in 2025. As of December 31, 2025, the company owned or held interests in 2,425 stores and managed an additional 1,856 third-party stores, for a combined 4,281 self-storage stores across 43 states and Washington, D.C., comprising approximately 2.9 million units and about 330.4 million square feet of rentable space under the Extra Space brand. By the first quarter of 2026 its managed platform had expanded to 2,324 stores (1,916 third-party and 408 joint-venture stores). The company employs 8,393 people.

Extra Space Storage is the largest operator of self-storage properties in the United States and describes itself as the largest self-storage management company in the country. At the end of 2025, approximately 2.445 million tenants rented units in its owned and/or managed stores, with leases generally renewing month to month, and full-year 2025 same-store average occupancy was 93.7% against a typical industry average of around 90%. The self-storage industry is highly fragmented: per the Self Storage Almanac, as of year-end 2021 the ten largest U.S. self-storage companies operated only 21.9% of total stores. Beyond collecting rent, Extra Space operates a layered platform: in 2025 property rental income contributed about 85.7% of total revenue, tenant reinsurance about 10.4%, and management fees and other income about 3.8%. Its competitive advantages derive from scale, data, dynamic revenue-management and pricing algorithms, online marketing reach, physical switching friction for stored goods, and a capital platform spanning third-party management, bridge loans, and preferred-equity investments that also serves as a pipeline for future acquisitions. Named U.S. peers include Public Storage (PSA) and CubeSmart (CUBE).
