It completed its IPO on March 7, 1990, and is an S&P 500 company that has delivered value to shareholders for over 53 years. The business centers on owning, operating, renovating, and developing apartment communities, supplemented by joint ventures and debt/preferred equity investments. The portfolio has grown steadily: rental revenue rose from $1.285 billion in 2021 to $1.701 billion in 2025, while consolidated NOI increased from $867 million to $1.162 billion over the same period; 2025 total revenue reached $1.712 billion. At the end of 2025 the consolidated portfolio held 165 communities and 55,240 completed apartments, and as of December 31, 2025 UDR owned or had an ownership position in 60,941 apartment homes, including 300 under development; by the first quarter of 2026 the platform-level figures were 184 communities and 59,782 homes including joint-venture and under-construction projects, spread across 21 markets, with about 1,420 employees. CEO Tom Toomey noted 24 years of tenure at UDR in his 2024 shareholder letter. In 2025 the company repurchased 3.3 million shares for $117.8 million, and in the first quarter of 2026 repurchased 2.8 million shares for about $100 million, followed by a further 1.4 million shares for about $50 million; during the first quarter of 2026 it also sold 4 communities for $362 million and recovered two Debt and Preferred Equity investments totaling $138.9 million. UDR moved to a monthly dividend in 2026.

UDR operates in the U.S. multifamily (apartment) REIT industry (REIT - Residential). With a market capitalization of about $12.2 billion, it is smaller than larger apartment REITs such as AvalonBay, Equity Residential, Essex, and Mid-America, but comparable in size to Camden, placing it in the mid-tier of the first rank of North American multifamily REITs rather than among small players. The company defines its competitors as other apartment REITs, insurance capital, pension funds, investment funds, and various public and private real estate holders, and in 2023 materials listed its peer set as AIRC, AVB, CPT, EQR, ESS, and MAA. Its competitive advantages come from a combination of location, scale, low financing cost, and operating execution rather than a dominant consumer brand: it clusters communities within markets for economies of scale, runs an integrated platform spanning property management, development, redevelopment, acquisition, marketing, sales, and financing, and holds an investment-grade Baa1/BBB+ rating that generally gives it a lower cost of capital than private owners and smaller competitors. Operationally, UDR reported the highest resident retention improvement among apartment REITs since the first quarter of 2023, and its 2025 resident turnover fell to 38.5%, a company historical low; first-quarter 2026 same-store physical occupancy was 96.6% while same-store NOI declined 0.8%. Residents can complete applications, renewals, and maintenance requests through a web portal and mobile app. No single tenant or related group of tenants accounted for more than 10% of total revenue in 2023, 2024, or 2025. Apartment leasing is a local-market business, and competitors can gain temporary advantage through rent concessions and lower rents; the U.S. Census Bureau reported a national rental vacancy rate of 7.3% in the first quarter of 2026.
